Number of New, For Sale, Pending, and Sold Listings in March 2024

  • The number of new listings added to the market in Placer County this March was up 15.6% compared to March of last year.
  • The total number of homes for sale at the end of the month was up 8% compared to last year.
  • The number of homes pending sale was up 24% compared to last year.
  • The number of homes that sold in March was down 13.8% compared to last year.

Average Price Per Square Foot

  • The average price per sqft was $338/sqft in March, which was up 3.4% from last March, and was up 2.1% compared to the month before.
  • That price per square foot is 9.4% lower than the average of $373/sqft in April 2022, which was the most recent peak of the market.

Days on Market and Sale Price to List Price %

  • The average number of days on market for active unsold listings is 57 days, the median is 30 days.
  • The average number of days on market for homes that sold in March was 41 days, compared to 54 days in March of last year.
    • 33% of the homes sold within the first 7 days of being listed.
      • These homes sold for 2.2% over their asking price on average and as much as 16% over asking.
    • 33% of the homes sold within 8 and 30 days of being listed.
      • These homes sold for 1.5% below their asking price on average with as much as 9% over asking.
    • 34% sold after being listed 31 days or longer.
      • These homes sold for 1.1% less than their asking price on average.
  • 93% of homes sold for at least 95% of their asking price. Only 7 of the 379 homes sold were sold for less than 90% of their asking price.
  • The average % of the asking price received was 99% for March. 
  • 60% of the homes sold, sold for at or above their asking price at the time of the offer.
  • 35% of the homes sold, sold above their original asking price.

Seller Credits Towards the Buyers Closing Costs

  • 50% of the sales in March included some type of credit from the seller towards the buyers' closing costs.

Multiple Offers

  • 54% of the homes sold with 1 offer or an undisclosed number of offers.
    • Those homes sold for 1.3% below their asking price on average.
    • Those homes sold in an average of 58 days.
  • 46% of the homes sold with multiple offers. 
    • 20% had 2 offers.
      • Those homes sold for 0.4% below their asking price on average with as much as 6% over their asking price.
      • Those homes sold in an average of 27 days.
    • 22% had 3 to 5 offers.
      • Those homes sold for 1.5% above their asking price on average with as much as 16% over asking.
      • Those homes sold in an average of 23 days. 
    • 5% had 6 offers or more.
      • Those homes sold for 6% over their asking price on average with as much as 14% over asking.
      • Those homes sold in an average of 5 days.
  • The home that received the most offers in March was a 1,820 sqft home on Rand Way in Roseville that was listed for $579,900, received 14 offers, and sold $610,000, or about 5% over asking. 

Average Sale and Asking Price

  • The average sales price was up 3.7% in March compared to March of last year, and was up 5.5% compared to the month before.
  • The average sales price of $780,000 has fallen 3.3% since its peak of $807,000 in May of 2022.

Median Sale and Asking Price

  • The median sale price was up 2% in March compared to March of last year.  And was up 0.5% compared to last month. 
  • The median sale price of $653,000 has fallen 11.5% since its peak of $738,000 in May of 2022.

Housing Inventory Level

  • Inventory levels fell to 1.3 months in March compared to 1.5 in February, and was also lower than the 1.5 Months of inventory we had in March of last year. 

Highest Priced Home Sales

  • The most expensive home sold in March was a 5,650 square-foot new home on Vineyard Drive in Auburn, which sold for $2,750,000.
  • The 2nd most expensive home sold in March was a 6,131 square-foot home, also on Vineyard Drive in Auburn, which sold for $2,500,000. 
  • The 3rd most expensive home sold in March had a combined 7,206 square-feet between the main and guest home, and was located in Clover Valley Estates in Rocklin. It sold for $2,370,000 after being listed for $2,300,000.
